Mark Angelo Crisostomo
Experience and Technology
20+ years building systems, workflows, and teams that move loans from pipeline to closed. From pipeline management, warehouse bank management to LOS configuration to custom-built dashboards — I make operations run cleaner, faster, and with fewer surprises.
I believe operational success comes from combining process with people. I lead with transparency, accountability, and collaboration, creating environments where teams understand the “why,” stay engaged, and take ownership of results. My approach focuses on coaching, workflow clarity, and building systems that help teams perform consistently without unnecessary friction.
CASE STUDIES
01.
PIPELINE & FUNDING
End-to-end oversight of processing and funding coordination - disclosures, doc timing, lock management, warehouse line, and closing coordination across high-volume pipelines of 800+ active loans.
02.
POST-CLOSING & INVESTOR RELATIONS
Managing post-closing teams from submission through purchase — shipping, trailing docs, investor delivery, and exception clearing with defined ownership at every step.
03.
DASHBOARD & REPORTING
Designing and building custom operations dashboards that consolidate multi-source data — turning scattered CSVs and LOS exports into a single, actionable view for teams and management.
04.
WAREHOUSE MANAGEMENT
Managing relationships and daily activity across multiple warehouse banks — assignments, treasury balances, funded file tracking, and reconciliation with full data integrity.
05.
LOS CONFIGURATION
Hands-on configuration of Encompass and LendingPad — workflows, user roles, document tracking, status codes, custom fields, and third-party integrations including implementation of new features such as batch funding.
06.
WORKFLOW DOCUMENTATION
Building operational documentation from the ground up — swimlane diagrams, ticket trackers, forms, and training manuals that turn institutional knowledge into repeatable process.

Real challenges. Real solutions. Real Results.
Dashboards - Operations
Pipeline & Operations Dashboard
2 HOURS ---> 15 MIN Daily Reporting Time
800+ Active loans managed
Multiple Warehouse Banks and Investors
THE CHALLENGE
With 800+ active loans (prospects, leads, active, docs) and funding across 7 warehouse banks, operations ran on scattered data. Loan statuses lived in multiple systems, warehouse reports arrived as separate CSVs, and assembling any meaningful summary required two hours of manual entry and cleanup every day. Lock expirations were slipping, loans were getting missed, and management had no single view of what was actually happening.
WHAT I BUILT
A custom operations dashboard consolidating data from LOS and 7 warehouse bank CSV exports from different resources using Power Query and custom reporting logic. Started with requirements gathering, documenting daily task activities across the team to map out exactly what data mattered, when, and for whom.
WHAT IT TRACKS
Pipeline by milestone, rate lock expirations, doc request prioritization, scheduled funding dates, team capacity, warehouse bank assignments, treasury balances, funded file tracking for shipping, and the full post-closing pipeline from submission through clear-to-purchase.
THE RESULT
Data reporting prep dropped from 2 hours to 15 minutes. Manual cleanup was eliminated. Real-time pipeline visibility enabled same-day operational pivots, while management gained a clean summary dashboard with drill-down capabilities to quickly identify bottlenecks, loan-level details, and team performance without chasing updates.
Encompass Automation
Batch Funding Workflow
5 - 10 MIN ---> 1 Click per wire request
50+ Files/Request - Multiple files funded in a batch request
Multiple Banks Utilized
THE CHALLENGE
Funders were requesting wires one file at a time. Each individual wire request took 5–10 minutes of manual entry, pulling loan details, entering wire amounts, confirming warehouse bank assignments, and submitting. With 50+ files funding daily across 3–4 warehouse banks, that added up to hours of repetitive data entry every day. The process was slow, error from manual entry and completely unscalable as volume grew.
WHAT I BUILT
Led the design and implementation of a batch funding workflow inside Encompass, allowing funders to request wires in bulk rather than one by one. Multiple files could now be selected, validated, and submitted to the warehouse bank in a single action.
WHAT IT CAME TOGETHER
Gathered requirements from each warehouse bank to understand wire formatting, required fields, and submission specs. Coordinated directly with the Encompass configuration team to map the build. Assisted with field identification, pinpointing exactly which Encompass fields needed to populate each bank's wire request format. Tested across all banks to validate accuracy before go-live, then iterated based on funder feedback post-launch.
THE RESULT
What used to take 5–10 minutes per file now happens in a single click for an entire batch. At 40+ files per day, the time savings were immediate and significant, hours returned to the funding team daily, manual entry errors eliminated, and the operation built to handle volume without adding headcount.
Lendingpad
Configuration and Implementation
1 LOS - Single source of truth
3rd party vendor integration
Full migration from old LOS
THE CHALLENGE
The company migrated from Calyx Point to LendingPad — and a new LOS doesn't configure itself. Misconfigured workflows meant delayed loans. Bad user role setup meant data integrity risks. A missed status code or broken document tracking path meant compliance exposure. The system had to be built right, modeled on how the operation actually ran.
WHAT I DID
Led end-to-end configuration and implementation — workflows, user roles, document tracking, status codes, and custom fields built from the existing process flow, not a default template. Coordinated across internal teams (processors, funders) and external vendors including LendingPad support, Lodestar for fee configuration, and DocMagic for document generation.
THE PROCESS
Requirements gathering across all affected roles → build-out in testing environment → structured UAT → training and rollout → iterative refinement as real-world use surfaced edge cases. Each phase documented and signed off before the next began.
THE RESULT
All loan documents centralized in a single LOS for the first time. Milestone management and data point tracking became reliable. Data integrity improved significantly, and the operation now works from one source of truth. An ongoing, living system, not a one-time install.
